Plumbing Repairs and Water Shut-Offs (updated 2025)

When any unit is in need of plumbing repairs, the water must be shut off for your building by an approved plumber, scheduled by PMT. This is the only plumber authorized to shut off water for the buildings.
Water can only be shut off on the 2nd or 4th Wednesday of each month.
For regular remodeling and general plumbing repairs, please follow these steps:
Email Geraldas Sviesa at gsviesa@pmt-austin.com and John Firnhaber at Johnpmt@aol.com no later than the 1st and 3rd Friday of each month to request a date for plumbing repairs.
Once PMT has agreed on a water shut-off date, coordinate your personal plumber to do the repairs on the date approved by PMT (which will be the 2nd or the 4th Wednesday of the month)
If you would like to use PMT's approved plumber for the repairs in your unit, please discuss this with PMT.
Provide PMT with this information:
Name and contact number for the plumbing company that will perform the repairs
The time the plumbing company will arrive at Mesa Village to perform the repairs
Whether the repairs will be performed on the cold water or hot water supply lines
PMT will contact our authorized plumber to schedule a water shut off on the approved date.
Mesa Village was built with a shared water system. Our water system runs with buildings being clustered into loops and our hot water is provided by large boilers. It is a product of Mesa Village's age and we maintain this system to the best of our ability, as it would be too cost prohibitive to completely overhaul the plumbing system.
A positive aspect to this system is that you will not have a water or gas bill at Mesa Village. Your water usage and hot water are covered through our HOA fees.
Because of this unique system, we must be careful who we use to maintain and repair our boilers and plumbing.
There is a process to shutting off the water that requires draining from the building's pipes and it cannot be done by any owner or plumber without notice. We have had several bad experiences with neighbors shutting off a building's water without notice and it leads to many complications.
Planning is a necessity as we all want as few water shutoffs as possible which affect the quality of life, reliability of water to be available, and the efficiency of the delivery of something we all need and value.
IF THESE WATER SHUTOFF RULES ARE NOT FOLLOWED A FINE OF $250.00 WILL BE DELIVERED TO THOSE WHO VIOLATE THEM. THIS PROCEDURE IS IN EFFECT TO PROTECT OUR OWNERS AND THEIR PROPERTY AND PROVIDE CONSISTENT AND UNDERSTANDABLE DELIVERY OF A SERVICE.
